How to Check if a Contractor Is Licensed in Florida

In Florida, many types of construction work require a license from the state, and others require a local license from your county or city. Checking takes a few minutes and can save you from serious trouble.
Why it matters
- Quality and code: licensed contractors have passed exams and must follow building codes.
- Permits: many jobs need a permit, which a licensed contractor can pull.
- Your protection: if a licensed contractor does wrong, you can file a complaint with the state. With an unlicensed one, your options are much more limited.
- Insurance: work done without permits or by unlicensed contractors can cause problems with insurance claims and when you sell.
Step 1: Look up the state license
- Go to the Florida Department of Business and Professional Regulation (DBPR) website at myfloridalicense.com and choose to verify a license.
- Search by the contractor's name, business name or license number.
- Check that the license is current and active.
- Check the type: a roofing job needs a roofing or appropriate general license; electrical work needs an electrical contractor.
- Look for complaints or discipline listed on the record.
Step 2: Check local licensing
Some trades are licensed by counties or cities instead of the state. Your county's licensing or building department website can tell you what is needed for your job and let you verify a local license.
Step 3: Verify insurance
- Ask for a certificate of insurance for general liability.
- Ask about workers' compensation or an exemption, so you are not liable if a worker gets hurt on your property.
- Call the insurance agent listed to confirm the policy is active.
Red flags
- Will not give a license number, or the name does not match the record.
- Asks you to pull the permit yourself as the "owner builder".
- Wants most of the money upfront, in cash.
- No written contract.
