How these numbers are built

National baselines. Each project starts from the typical (middle-of-market) 2026 national range published by major cost guides — not the extreme low or high end. Scope assumed for each project is shown on the cards above.

State adjustment. Each state gets a cost index (US = 1.00). We start from the 2025 Remodeling Cost vs. Value regional job costs (built with Verisk construction-cost data) for 10 projects across 7 census regions, then fine-tune each state within its region using the U.S. Bureau of Economic Analysis 2024 Regional Price Parities. The South Atlantic and Mountain regions use the same RPP-to-construction-cost relationship fitted on the other regions. Alaska and Hawaii carry an extra premium for shipping and remote labor.

Estimates only. Costs inside a state vary a lot — big metro areas (e.g. NYC, San Francisco, Boston, Seattle) usually run 10–40% above the state figure, rural areas below it. Permits, structural surprises, layout changes and premium finishes are not included. Always compare at least three written quotes from licensed, insured pros.
