After a Florida downpour, some puddles are normal. Water that sits for a day or more is a problem: it kills grass, breeds mosquitoes, and when it pools near the house it can damage the foundation and invite pests.
Common causes
- Downspouts dumping water right next to the house.
- Low spots where the ground has settled.
- Yard sloped toward the house instead of away.
- Compacted or clay soil that will not absorb water.
- Clogged gutters overflowing in one place.
- A high water table in low lying areas, common in parts of South Florida.
Fixes from simplest to biggest
1. Extend downspouts
Move roof water several feet away from the house with extensions or buried pipe. Often the cheapest fix with the biggest effect.
2. Clean gutters
Clogged gutters dump water in one spot. See how often to clean gutters in Florida.
3. Fill low spots and aerate
Top dressing small dips with soil and aerating compacted lawn helps water soak in.
4. Regrade
Reshape the yard so the ground slopes away from the house. Larger regrading may need equipment and attention to where the water goes next.
5. French drain
A gravel filled trench with a perforated pipe that collects water and carries it away. Good for long wet strips along a fence or the side of the house.
6. Dry well or catch basin
Collects water from a low spot or downspout and lets it soak into the ground slowly, or connects to a drain line.
7. Rain garden
A shallow planted area with plants that like wet feet. It soaks up water and looks good.
Do not send water to your neighbor
Redirecting water onto a neighbor's property can cause disputes and may break local rules. Check with your city or HOA before big changes, especially near property lines.
When to call a pro
Call a drainage or landscape pro if water reaches the house, the problem covers a large area, or you need regrading or a French drain. They can find where the water comes from and where it can legally go.
Frequently asked questions
How long should water stand after rain?
Most lawns should drain within a few hours to a day. Longer means a drainage problem.
Will a French drain work in sandy Florida soil?
Yes, but with a high water table the drain needs somewhere lower to send the water. A pro can check.
Post your drainage job with photos after a rain, and local pros will send you bids.
