Your roof takes more punishment in Florida than almost anywhere: intense sun, heavy rain, high humidity and hurricanes. Knowing the warning signs helps you plan instead of reacting to a leak.
How long roofs last in Florida
- Asphalt shingle: roughly 15 to 25 years.
- Concrete or clay tile: the tiles can last decades, but the underlayment below often needs replacing sooner.
- Metal: often 40 years or more.
- Flat roofs: roughly 10 to 20 years depending on the system.
Nine warning signs
- Age. A shingle roof near 20 years old is due for a close inspection.
- Curling or cupped shingles. Sun and heat dry them out.
- Missing shingles or tiles, especially after storms.
- Granules in the gutters. Shingles shed their protective granules as they wear out.
- Cracked or slipped tiles.
- Water stains on ceilings or in the attic.
- Daylight through the roof boards in the attic.
- Sagging areas, which can mean wet or rotted decking. Call a pro right away.
- Rising cooling bills with no other cause, which can point to poor ventilation or damage.
Repair or replace?
Repairs make sense for a young roof with isolated damage. Replacement makes more sense when the roof is near the end of its life, damage is spread out, or repairs keep coming back. A roofer should show you photos of what they find.
Why roof age matters for insurance
Many Florida insurers look closely at roof age and condition. Older roofs can mean higher premiums, limited coverage or trouble renewing. A new roof, especially with features like secondary water barriers and proper attachment, can help with a wind mitigation inspection.
After a storm
Check from the ground for missing shingles or tiles, look in the attic for leaks, and photograph everything before repairs. Be careful with door to door roofers who show up right after storms. See our guide to avoiding storm repair scams.
Frequently asked questions
How often should I have my roof inspected?
Once a year and after any major storm.
Can I put new shingles over old ones?
Florida code generally limits re-roofing over existing layers, and a tear off lets the roofer check the decking. Ask your roofer what applies to your home.
