How to Seal a Concrete Driveway: Step by Step

A sealed concrete driveway resists oil stains, mildew and water damage, and it keeps its color longer under the Florida sun. Sealing is a job many homeowners can do in a weekend, if the prep and the weather are right.
When to seal
- New concrete: wait at least 28 days so it can cure fully, unless the sealer label says otherwise.
- Existing driveways: every two to three years, or when water stops beading on the surface.
- Weather: pick a stretch with no rain for 24 to 48 hours, and avoid the hottest midday sun. Early morning in the dry season (roughly November to April in South Florida) is ideal.
What you need
- Pressure washer with a surface cleaner
- Concrete cleaner or degreaser for oil spots
- Concrete sealer (see our guide on choosing the right type)
- Roller with a nap recommended by the sealer maker, or a low pressure sprayer
- Painter's tape and plastic to protect walls and doors
Step by step
- Clean thoroughly. Pressure wash the whole driveway. Treat oil, rust and mildew spots with the right cleaner first. Sealer locks in whatever is under it.
- Repair cracks. Fill cracks with a concrete crack filler and let it cure.
- Let it dry completely. Usually 24 hours after washing. Trapped moisture is the top cause of white, cloudy sealer.
- Protect edges. Tape off the garage door, walls and nearby surfaces.
- Apply thin coats. Start at the far end and work toward your exit. Two thin coats are better than one thick one.
- Keep it off. No foot traffic for at least a few hours and no cars for 24 to 72 hours, depending on the product.
Common mistakes
- Sealing a damp surface: causes white haze (blushing).
- Applying too thick: causes peeling, bubbles and slippery spots.
- Using a glossy film sealer on a sloped, shaded driveway: can get slick when wet. Ask about an anti-slip additive.
- Skipping the cleaning: stains get sealed in for years.
DIY or hire a pro?
A simple two car driveway is a good DIY project. Hire a pro if the driveway has peeling old sealer that must be stripped, many cracks, or decorative or stamped concrete where streaks would show.
Frequently asked questions
How long does driveway sealer last in Florida?
Usually two to three years for film sealers and longer for penetrating sealers, depending on sun and traffic.
Can I seal over old sealer?
Only if it is the same type and still bonded well. Peeling or cloudy sealer should be stripped first.
