If you plan to sell in the next few years, not every project is worth the money. Buyers pay for homes that look cared for and need no immediate work. Here is where your money usually goes furthest.
Projects that usually pay back well
- Curb appeal. A clean driveway, fresh mulch, trimmed shrubs and a painted front door make a strong first impression for little money.
- Garage door replacement. One of the most visible parts of the house, and often one of the best returns.
- Fresh interior paint in neutral colors.
- Minor kitchen updates: cabinet painting, new hardware, a modern faucet and lighting.
- Flooring that replaces worn carpet with durable hard flooring.
- Pressure washing and sealing pavers, patios and the pool deck.
Projects that rarely pay back fully
- High-end kitchen remodels far above the level of homes nearby.
- Very personal choices: bold colors, unusual tile, custom built-ins.
- Swimming pools in areas where buyers do not expect one.
Do not skip the boring fixes
Buyers' inspectors will find leaks, roof problems, old water heaters and electrical issues. Fixing these before you list avoids price cuts and failed deals.
